Will this fit into the 1989LXi sedan just like it's our original a20 or are there other modifications to be made, yeah i'm being lazy not searching the forum, but i'm at work and they have been strict with us using the internet on the job. I'm stealing time writing this post now, that's why I ask without using the search. I got a guy that would pull my old engine and put this in if there isn't mods that he has to deal with. His labor is dirt cheap, because were friends. He works in a garage and he'd be helping me out, so I didn't wanna stress him to much with the swap, the easier for him the better.

The 2nd gen prelude B20a engines will. I dont know about the 88-89 B20a's but the 90-91 B20A5's wont. The prelude had a facelift in 1990.

Cool, it is a B20a, i know it'll fit, will he have to mod anything or just pull out the old and drop in the new?

NO IT WON"T FIT.
you found 3gen lude motor, and you need 2gen lude motor.
3gen lude had diff engine setup.
the motor will fit into accord, but you will need $650 mounts, Axels, engine wirring and so on and on to get it to fit our car. it is not worth the money since the motor doesn't make a hole lot power.
if you really want B series motor, you better off spending $1500 B16 engine with cable tranny, plus don't forget $1500 for mounts and so on. you are looking at $3000-3500 engine swap if you are going to do it yourself.

if you want JDM B20A that will drop in with no problems, you will have to find one from 86-89 accord, 86-87 prelude. no other B20 motor will fit, period.
i do believe a few people were selling their B20 motors.
it is very easy to find JDM B20A motor with auto tranny, but if you want 5 speed, well good luck with that.
